Artificial intelligence has officially arrived in the short-term rental industry.
Nearly every software company now says it uses AI. Some platforms genuinely complete work: answering guests, identifying urgent problems, creating tasks, changing prices, selling early check-ins, and finding operational issues before they become bad reviews. Others simply add a writing assistant to an existing dashboard and call the entire product “AI-powered.”
Those are not the same thing.
We operate short-term rentals in the real world, where software eventually has to meet a locked door, a missing towel, a cleaner running late, an air conditioner that stops working, or a guest asking three questions at 1:00 a.m. The best technology is not the product with the longest feature list. It is the product that reliably removes work without creating a new problem for your team.
This guide begins with 10 of the most interesting new-generation AI tools for short-term rental operators in 2026. It then covers the strongest established apps for property management, pricing, cleaning, guest experience, marketing, and property protection.
This is not a paid ranking, and “new-generation” does not mean every company launched this year. Private software companies do not consistently publish exact product-launch dates. We selected tools that are AI-native or have introduced meaningful agent-style capabilities that go beyond basic templates.
Best for: Property managers who want a stronger direct-booking brand and less dependence on Airbnb and Vrbo.
hostAI is easy to misunderstand because older articles describe it primarily as an AI guest-messaging product. Its current platform is positioned more broadly around growing a short-term rental brand online.
Its product family includes tools for direct-booking websites, distribution, automated marketing content, and personalized email. That makes hostAI especially interesting for professional managers who already have the operational side under control but need their direct-booking presence to look and perform more like a real hospitality brand.
The strongest use case is not “help me answer another Wi-Fi question.” It is “help my company attract, convert, and retain more guests outside the major OTAs.”
Look at hostAI if you need:
Watch-out: A better website does not fix poor operations. Direct bookings also make you more responsible for payment processing, screening, support, and chargeback risk.
Best for: Hosts and property managers who spend too much time answering repetitive guest questions.
HostBuddy AI focuses on AI-powered communication for short-term rentals. It can guide guests through check-in, answer common questions, support upsells, and help automate operational workflows.
The appeal is simple: scheduled templates work when guests follow the script. Real guests rarely follow the script. They ask multi-part questions, change the subject, arrive early, forget the door code, or report a problem in the middle of another conversation. HostBuddy is designed to understand the ongoing thread instead of sending a canned response based only on a keyword.
Look at HostBuddy if you need:
Watch-out: Start in an approval or tightly controlled mode. No AI should freely promise refunds, exceptions, or paid services until its rules and property data have been tested.
Best for: Growing operators who want communication, workflows, SOPs, operations, and upsells in one AI layer.
Besty AI describes itself as an AI property manager. Its platform includes autopilot messaging, a unified inbox, an AI knowledge base, workflow and SOP tools, an upselling engine, a guest portal, cleaning and operations features, smart-lock connections, and owner communication.
Besty is interesting because it tries to connect the guest conversation to the work behind the conversation. If a guest reports a maintenance problem, the end goal should not be a beautifully written apology. The goal should be to recognize the issue, notify the correct person, track the resolution, and keep the guest updated.
Look at Besty if you need:
Watch-out: Broad platforms require disciplined onboarding. If the knowledge base and SOPs are disorganized, automation may simply execute disorganization faster.
Best for: Professional operators with meaningful guest-message and phone volume.
Conduit runs hospitality-focused AI agents across OTA messaging, SMS, email, WhatsApp, web chat, and voice. It is designed to use reservation and property context rather than behave like a generic website chatbot.
Voice is the important differentiator. A large operation cannot call itself automated if every late-night lockout, parking question, and Wi-Fi problem still becomes a phone call for a human employee. Conduit is built to handle both written conversations and calls, while escalating situations that require judgment.
Look at Conduit if you need:
Watch-out: Ask what the agent can fully resolve inside your specific PMS. Taking a message is not the same as solving the guest’s problem.
Best for: Operators who care as much about guardrails and consistency as automation percentage.
Aeve AI focuses on automated guest communication with a strong emphasis on following the operator’s policies. It is aimed at the gap between an AI that writes a plausible answer and an AI that is permitted to make a specific promise.
That distinction matters. A warm, human-sounding response is not useful if it gives away a free late checkout that interferes with the next cleaning, ignores a pet policy, or contradicts the cancellation rules.
Aeve has also discussed AI concierge tools that can engage direct-booking website visitors, match them with properties, check availability, and move them toward a reservation.
Look at Aeve if you need:
Watch-out: Confirm compatibility with your current PMS and communication channels. A strong agent inside the wrong ecosystem is still the wrong tool.
Best for: Managers who want to combine communication, guest verification, digital check-in, upsells, and a branded guest experience.
Enso Connect is broader than a chatbot. Its platform combines a unified inbox, AI copilot and autopilot modes, automated workflows, policies, a guest “Boarding Pass,” verification, digital check-in, guidebook information, upsells, and guest marketing.
The Boarding Pass is a useful concept: instead of making guests download an app, operators can give them one mobile link containing the information and actions relevant to their stay.
Look at Enso Connect if you need:
Watch-out: Decide which system owns each piece of guest data. Overlapping automations between Enso, your PMS, and other messaging tools can create duplicate or contradictory communication.
Best for: Operators willing to evaluate a modern PMS rather than bolt more tools onto a legacy system.
Boom is an AI-powered PMS built for vacation rentals and short-term rentals. It combines channel management, booking workflows, AI communication, task management, owner reporting, and operational tools.
Boom can begin in a copilot-style mode, allowing a team to review AI-generated communication before expanding automation. The larger promise is that AI lives inside the core system rather than being added through a separate login and an imperfect integration.
Look at Boom if you need:
Watch-out: Changing a PMS is an operational migration, not a normal software trial. Test accounting, reservation imports, OTA connections, locks, owner statements, and historical data before making a decision.
Best for: Short-term rental, aparthotel, and boutique-hotel operators managing approximately 15 units or more.
Jurny calls its platform jOS, an AI-native hospitality operating system. Its NIA network of specialized agents supports guest messaging, reservations, pricing, channel management, housekeeping, upsells, and reporting.
Jurny’s pitch is consolidation. Instead of connecting six to 10 separate apps, an operator can run more of the business inside one system with shared data and coordinated agents.
Look at Jurny if you need:
Watch-out: Consolidation is only valuable when the combined product performs each critical job well. Map your non-negotiable workflows before replacing specialized tools.
Best for: Existing or prospective Hostaway users who want a conversational operating and analytics layer.
Hostaway AI CoHost connects to live Hostaway data. Operators can ask questions in normal language about revenue, expenses, check-ins, reviews, owner payouts, and other portfolio information without building a report first.
More importantly, CoHost is designed to take approved actions, such as messaging groups of guests, rewriting listing descriptions, and surfacing issues that need attention.
Look at Hostaway AI CoHost if you need:
Watch-out: This is most valuable when Hostaway is already your source of truth. If key accounting, maintenance, or cleaning data lives elsewhere, the AI will not have the complete picture.
Best for: Professional managers who need AI inside a mature PMS and channel-management ecosystem.
Guesty AI Agents extend beyond the company’s earlier ReplyAI messaging assistant. Guesty is building coordinated agents for communication, operations, distribution, revenue, fraud, payments, and other parts of the rental lifecycle.
Examples include automatically responding in a company’s brand voice, tracking promises made to guests, identifying upsell opportunities, and turning guest-reported problems into operational tasks.
Look at Guesty AI Agents if you need:
Watch-out: Verify which agents are generally available in your Guesty plan today. Product roadmaps move faster than contracts, documentation, and customer rollouts.
The 10 tools above represent where the industry is headed. The tools below solve the specific jobs that still determine whether a short-term rental business runs well today.
Hospitable is especially strong for independent hosts and smaller property managers who want channel synchronization, automated messaging, AI-generated responses, issue detection, guest summaries, direct-booking tools, and operational automations without the complexity of an enterprise PMS.
Lodgify combines a channel manager, direct-booking website, reservations, guest messaging, and property-management tools. Its newer AI Co-Host is designed to handle repetitive work such as pending-payment follow-up, turnover scheduling, check-in instructions, and post-checkout review requests.
Hostfully offers a professional PMS and a well-known digital guidebook product. Its guidebooks can provide house information, local recommendations, videos, maps, and personalized AI-generated itineraries. Hostfully’s InboxAI can use guidebook content when answering guest questions.
Our advice: Choose the PMS before choosing the add-ons. Your PMS becomes the source of truth for reservations, guests, properties, and channel data. A great AI integration cannot rescue unreliable calendar synchronization or weak accounting.
PriceLabs is one of the most configurable dynamic-pricing systems in the industry. It evaluates local supply and demand, seasonality, events, booking pace, lead time, and historical performance, while giving operators control over minimum and maximum prices, minimum stays, gap nights, last-minute discounts, and portfolio rules.
Best for: Operators who want strong automation without giving up detailed control.
Beyond combines AI-driven dynamic pricing, search-demand data, market intelligence, and revenue tools. Neyoba provides a conversational way to ask questions about portfolio and market performance. Beyond has also announced an MCP server that can connect its live pricing data with compatible AI assistants and custom workflows.
Best for: Revenue teams that value real-time demand signals and conversational analysis.
Wheelhouse supports rule-based, data-driven, or blended pricing strategies. It is designed for both individual listings and large portfolios and provides granular controls around dates, events, seasons, and market conditions.
Best for: Professional revenue managers who want flexibility in how much control the algorithm receives.
Our advice: Dynamic pricing is not “set it and forget it.” Establish owner-approved minimums, review event weekends, check pace against the market, and measure RevPAR—not just occupancy.
Cleaning is where software claims collide with physical reality. A calendar can create a task automatically. It cannot notice a hair in the shower, replace a stained pillowcase, or verify that the thermostat was reset unless your field process requires proof.
HostMaid is an upcoming short-term rental cleaning and turnover platform designed for property managers and cleaning companies that need to run repeatable cleaning systems across multiple homes.
HostMaid was built from the real-world process of managing a large volume of Airbnb turnovers—not from a generic residential cleaning workflow. It is designed to put the check before check-in through room-by-room cleaning flows, required photos, communication, quality control, cleaner accountability, and backup coverage when a turnover is incomplete or at risk.
The goal is not simply to show that a cleaning was assigned. The goal is to prove that the property is actually guest-ready.
HostMaid is being built for:
HostMaid is expected to launch soon at HostMaid.com. Because the platform is still approaching its broader launch, confirm final integrations, features, and pricing directly at release.
Disclosure: HostMaid is being developed from the operating systems and experience behind our own short-term rental cleaning business. We included it because it directly addresses the quality-control gaps that pushed us to build it in the first place.
Turno is one of the most accessible turnover platforms for hosts who need to find and coordinate cleaners. It offers calendar synchronization, auto-scheduling, automatic payments, photo checklists, inventory tools, problem reporting, in-app communication, and a large cleaner marketplace.
Best for: Hosts who need a cleaner marketplace plus simple turnover automation.
Breezeway is a broad property-operations platform for cleaning, inspections, maintenance, guest readiness, and messaging. It can automatically create and assign turnover work, retain detailed task history, and help managers see whether properties are ready before arrival.
Best for: Professional managers who want cleaning and maintenance in one mature operations platform.
ResortCleaning is built for housekeeping companies, resorts, timeshares, hotels, and vacation rental managers. Its tools cover scheduling, staffing, inspections, communication, inventory, invoicing, payroll, and bookkeeping.
Best for: Cleaning companies and hospitality operators that need stronger workforce and financial administration.
TIDY combines AI automation with a network of human service professionals. It can schedule turnovers, coordinate cleaners and maintenance, review checklists and photos, help locate vendors, and support broader rental-management functions.
Best for: Owners who want software plus access to human cleaning and maintenance coordination.
How to choose a cleaning app:
Touch Stay creates mobile digital guidebooks containing arrival information, Wi-Fi details, house rules, appliance instructions, videos, local recommendations, and checkout steps. Its AI guidebook generator can build a starting guide from an Airbnb listing, and its AI chatbot can answer questions using guidebook information.
Hostfully Digital Guidebooks combine property instructions and local recommendations with maps, videos, upsells, and an AI itinerary planner that can personalize suggestions based on the group, season, stay length, and interests.
Enso’s Boarding Pass is a stronger fit when the guidebook must also handle verification, check-in, upsells, payments, and automated guest journeys.
Our advice: A guidebook only works when it stays accurate. Assign one person to own door instructions, parking rules, appliance notes, Wi-Fi information, and local recommendations across every property.
StayFi turns guest Wi-Fi into a branded data-collection and marketing channel. It can collect contact information from the guests who actually stay at the property—not only the person whose email came through the OTA—then support email, SMS, upsells, and repeat direct bookings.
Rankbreeze is built around Airbnb search visibility and listing conversion. It helps operators monitor ranking, study competitors, improve titles and descriptions, identify missing amenities, compare photos, and record the effect of listing changes.
hostAI belongs in this category as much as it belongs in the top 10. It is particularly relevant for managers trying to turn a group of OTA listings into a recognizable direct-booking brand.
Our advice: Do not spend heavily on a direct-booking website until you have a traffic and retention plan. The website is the storefront. Content, paid search, email, repeat guests, local partnerships, and reputation are what bring people through the door.
Minut provides privacy-conscious monitoring for excessive noise, occupancy risk, indoor smoking, temperature, humidity, and other property conditions without recording guest conversations. It can trigger real-time alerts and automated guest messages.
Autohost uses AI and automated checks for identity verification, fraud detection, reservation risk, payment verification, background screening, and compliance. It is especially relevant as operators increase direct bookings and become responsible for more of the risk that an OTA previously helped absorb.
Our advice: Automation should apply the same screening criteria consistently. Avoid subjective screening decisions that could introduce unfairness, bias, or legal risk.
The industry’s problem is no longer a shortage of software. The problem is too many overlapping tools with no clear ownership.
Before buying anything, answer five questions:
“We need AI” is not a problem statement.
“Our team spends 35 hours per week answering repeat questions about parking, Wi-Fi, and early check-in” is a problem statement. So is “we cannot prove that every bedroom was inspected before check-in.”
Decide where reservations, property details, guest policies, tasks, cleaning proof, and financial data officially live. If five systems can change the same information, errors are inevitable.
AI products generally fall into four levels:
Pay for the level you actually need. Do not pay agent-level pricing for a writing assistant.
Every system needs guardrails for refunds, safety problems, lockouts, police activity, medical issues, discrimination complaints, chargebacks, and exceptions to owner rules.
The escalation path matters more than the demo.
Track operational outcomes, not AI activity:
A short-term rental is a physical hospitality business.
AI can recognize a maintenance complaint. Someone still has to repair the toilet. Software can assign the cleaning. Someone still has to remove the hair, recover the linen, stock the coffee, and make sure the front door locks. A pricing engine can increase the rate for a major event. It cannot save a guest experience after the property was not ready.
The winning model is not AI versus people. It is good people operating inside clear systems, with AI removing repetitive work and surfacing exceptions faster.
At BSE Rentals, we operate what we call one giant fragmented hotel. The homes are spread across Charlotte and owned by different people, but every guest expects a consistent hospitality experience.
That is why we built a vertically integrated operation:
Technology helps us coordinate the work. Our team still owns the result.
